We reported November 2022 on a spate of office disposals across Coventry conjured by Marie Farrell. December 2023 and January 2024 has seen Marie place three more lettings in quick succession.

The Lease on Perseus House, Wheler Road, Seven Stars Estate has been assigned to Wastewater Fuels Limited, tenant of the adjoining Pegasus House, for expansion. The business is engaged in sustainable energy solutions, generating clean energy and water from wastewater.

The office building is 3,300 sq. ft. with 14 parking spaces and the lease held from Coventry City Council has a term which runs to 9 December 2025.

Then, two suites of offices have been let at Leofric Court, Progress Way, Binley, Coventry.

A first-floor suite at 3 Leofric Court of 1,350 sq. ft. Let at the end of 2023 to XXX Compression Limited, an internet trading company.

Followed by the ground-floor suite in the same building, 1,015 sq. ft. Let in January to recruitment consultancy, 24/7 People Solutions Limited. Dovetailing with the former tenant relocation and incurring no rental void to the building owner.

New tenants have both been granted 5-year leases, and Drake Howard Property is moving on to upgrade entrances as an agreed planned maintenance strategy with tenants. The managing agent will project manage replacement of ground and first floor windows to follow, in budgeted phases from the building service charge and reserve.
